steps to BUYING A HOME
Buying a home is a huge investment. Whether it’s your first home, upsizing, downsizing, or buying investment property, it’s crucial to stay well informed and work with an experienced realtor. Being licensend with Keller Williams Realty, a Chattanoogan for over 28 years, and married to Bill Clegg, a licensed contractor in TN & GA, all give me access to many licensed professionals that you may need during your purchase. I will be there for you every step and keep open communication throughout your property purchase.
In today’s market, having a pre-approval letter sent with your offer shows the seller you are ready and a serious buyer, putting you in a better position of other buyers without a pre-approval letter. If you don’t have a relationship with a lender to obtain your pre-approval, I can help you find a mortgage officer to work with you through this process.
We will meet to discuss your home search wants, needs, and expectations before beginning property showings. This way everyone is well informed and knows what to expect during the entire process.
let’s find ‘the one’
I will work tirelessly to help you find the home that best meets your dreams, desires and needs. We will tailor the home search process to your schedule.
make the offer
Once we find the right home for you, I will be there to help you prepare the offer and work through any negotiations to get you under contract.
inspect, inspect, inspect & appraisal
Time is of the essence! Once under contract, you will need to schedule a home inspection and pest inspection in a timely manner, which I am here to make sure that you meet all deadlines and can even schedule on your behalf. During this phase, we will negotiate any repairs and I will work diligently with your lender, making sure your appraisal is ordered in a timely manner and the mortgage process is moving smoothly.
Before closing, the title company will issue an Alta Statement which breaks down all figures and shows how much money to bring to close, if any. You will either bring a cashier’s check or have money wired, depending on the title company. I will make sure you know exactly what to expect on closing day.
